Tenant Advice

Dear Tenants,

Please find below our charges for renting a property through ourselves. We believe it to be self explanatory with the Check Out cost being advised closer to the move out date being governed by how long you are in the property for i.e. 1 year or 10 years.

There is a fixed £125 or £175 (if with Guarantor) both exclusive of VAT for any lease renewals.

The total monies required at the commencement of the tenancy must be paid at least 5 days prior to the moving in date and by bankers draft or cash. Bank Transfers need to be received at least 5 days prior to the commencement of the tenancy. Personal or Company cheques are not acceptable.

Tenant Fees

Before you move in

Set up fee £240.00 (inc VAT) for up to 2 tenants

Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references for current or previous employers / landlords and other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Additional Tenant Fee £90 (inc VAT)

Processing the application, associated paperwork and referencing.

Guarantor Fee £210 (inc VAT)

Covering credit refereeing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Permitted Occupier Fee £60 (inc VAT)

Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy.

Accompanied Check In Fee £60 (inc VAT)

Preparing and Inventory and Schedule of Condition of the property, explaining how the appliances function and taking meter readings for utilities and services.

Pet Deposit Returnable additional Security Deposit – £ = 2 weeks rent

To cover the additional risk of property damage. This will be protected with your deposit in the Government authorised scheme and may be returned at the end of your tenancy.

During your tenancy

Amendment Fee £60 (inc VAT)

Contract negotiation, amending terms and updating your tenancy agreement during your tenancy.

Renewal Fee £150 or £210 (inc VAT) if with guarantor

Contract negotiation, amending terms and updating terms and arranging a further tenancy and agreement.

Ending your tenancy

Check Out Fee Dependent upon the size and when you leave the property

Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s).

Future Landlord Reference fee £60 (inc VAT) per reference request

Collating information and preparing a reference for a future Landlord or letting agent.

Other fees and charges

Lost Security Items £120 (inc VAT) plus item cost

Obtaining necessary permissions, sourcing providers and travel costs.

Out of Hours Services £60 (inc VAT) per hour plus any actual costs incurred. This does not include any Bank Holiday costs.

Where actions of the tenant results on the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the prevailing rate.

Unpaid Rent / Returned Payments £60 (inc vat) for chasing rent and then paid or 8% above Bank of England Base Rate from due date
Professional Cleaning (if required) £18 (inc VAT) per hour which will be deducted from the Security Deposit

Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
