Choosing your agent

When you choose an agent one of the most important things to think about how they are going to present you property. In addition to this their position on the High Street, their opening hours and the hours they are available to conduct viewings. These points are paramount in order to get the maximum possible exposure and price for your property.

You will also need an Energy Performance Certificate to sell your home to comply with EU legislation. If you don’t have one then McCann estate agents can arrange this for you.

Choosing a solicitor

In order to complete a successful transaction you will need to instruct an efficient and experienced solicitor. It is a good idea to do some research before marketing your property as getting the right solicitor can speed up the transaction. At McCann estate agents we have a recommended panel of quality solicitors and helpful advice if required.


Presenting your property in its best possible way will mean more viewings and more offers.

Before you market your property finish off any DIY jobs that have been left unfinished, a fresh coat of paint where necessary and de-clutter rooms as this will make them appear larger.

Marketing your property

Maximum exposure is the key to selling your property.

Accompanied viewings

Our longer opening hours mean the maximum amount of viewing opportunities for your property. As professionals, we believe that accompanied viewings are the best way to use our expertise to help sell your property and get the best price for it.

Our hours for viewing are between 08:45am – 7pm Monday to Friday and 9am – 5pm Saturdays (subject to availability). Sunday viewings are available on request.

Receiving an offer

We will notify you as soon as we have received an offer on your property both verbally and in writing.

At McCann estate agents all offers are checked for the buyer’s ability to proceed and their finances qualified.

Sale agreed

After you have accepted an offer on your property we will try to make the sale process as simple as possible.

We will:

  • Ask you to confirm your solicitor’s details
  • Prepare a memorandum of sale
  • Write to all parties to confirm the agreed price

Your solicitor will send out a draft contract to the buyer's solicitor who will then carry out preliminary enquiries. At this stage you will also be able to discuss the survey on your property, exchange of contracts and proposed date for completion.

We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way.

There are no legal obligations until contracts are signed.

Exchange of contracts

Exchange of contracts occurs when the following have been confirmed and agreed:

  • Preliminary enquiries following receipt of draft contract
  • Evidence of a good title
  • Specific issues highlighted in the Lease, if applicable
  • Local search queries
  • Fixtures and fittings to be included in the sale
  • The buyer's mortgage offer

Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be telegraphically transferred or paid in the form of a banker's draft by the buyer's solicitor to your solicitor. The completion date is then set by mutual agreement.


Completion is when the residual monies (usually 90%) are transferred from the buyer's solicitor to your solicitor's account.

Your solicitor will call you when the money has cleared in your account and will inform us to release the keys.

Congratulations, your property is now sold!
